Buying & investing

Commercial property for sale in Calgary.

Owner-user or investor, the questions are different from a house. Here's how I approach a commercial purchase.

Run the numbers

For income property, I start with net operating income (NOI), cap rate, debt service and cash-on-cash return. For owner-users, it's total occupancy cost compared with leasing. My commercial calculators do the math with your inputs.

Due diligence

  • Zoning and permitted uses under the City of Calgary Land Use Bylaw, or the town or county bylaw
  • Phase I environmental site assessment
  • Building condition assessment: roof, HVAC, electrical, life safety
  • Leases, tenant estoppels, rent roll and operating statements
  • Financing, and GST treatment with your accountant

Leasing commercial space in Calgary

For tenants, the cheapest base rent isn't always the cheapest space. I compare spaces on the total cost over the term: additional rent (operating costs and taxes), free-rent periods, tenant-improvement allowances, renewal options and the use clause. Then I help you negotiate.

Property types

Industrial and flex bays, retail and mixed-use, office, small multi-family and development land. That covers downtown and the Beltline, inner-city main streets, industrial areas in the SE and NE, and growing commercial nodes in Airdrie, Cochrane, Okotoks, Chestermere and Rocky View County.

Selling commercial property

Sell or lease your commercial property.

Commercial buyers buy numbers and certainty. I'll help you get your package ready: rent roll, leases, operating statements, property tax and utility history, any environmental or building reports, and a clear story about the property's income and upside.

Commercial real estate FAQ

Can you help with commercial leasing as well as buying or selling?
Yes. Commercial property in Calgary and area can be bought, sold or leased, and the questions differ: for a lease you compare net or gross rent, additional rent, term and fit-out; for a purchase, cap rate, financing and due diligence. Tell me what you need and I'll walk you through it.
How is commercial real estate in Calgary priced?
Income properties are mostly valued on net operating income (NOI) and cap rate, which is NOI divided by price. Owner-user buildings lean more on comparable sales and replacement cost. My cap rate and cash-on-cash calculator lets you run the numbers.
What's the difference between a net lease and a gross lease?
In a net lease, you pay base rent plus your share of operating costs and property taxes ("additional rent"). In a gross lease, most costs are bundled into one rent. Always ask for the current additional-rent estimate and what's excluded.
Does GST apply when buying commercial property?
Generally yes. GST usually applies to commercial real estate, and GST-registered buyers often self-assess it. Confirm the treatment for your deal with your accountant and lawyer.
What due diligence should I do on a commercial property?
Typical conditions include financing, a Phase I environmental site assessment, a building condition assessment, zoning and permitted-use review under the City of Calgary Land Use Bylaw (or the town or county bylaw), and a review of leases, tenant estoppels and operating statements.
Can you help me lease space rather than buy?
Yes. I help businesses compare spaces on the total cost, not just base rent. That includes additional rent, free-rent periods, tenant-improvement allowances, term, renewal options and the use clause. Try the lease cost and fit-out calculators.

General information only. It isn't legal, tax, lending or financial advice. Rules change, so confirm the details for your situation with your lawyer, lender or accountant.
