Buying farmland near Calgary

The questions that matter out past the city limits.

Buying agricultural land isn't like buying a house. Here's what I want answered before you firm up, whether it's a quarter section, a working farm or commercial farmland as an investment.

Water rights & wells

Water is the first thing I look at. Under Alberta's Water Act, water licences are tied to the land and to the purpose they were issued for. Changing or transferring one generally needs provincial approval. I'll confirm which licences exist, who holds them, and whether household and stock water needs are covered. I also check the well drilling reports in Alberta's water well database and recommend yield and water-quality tests, and I look at dugouts and springs.

Soil & the Canada Land Inventory

The Canada Land Inventory (CLI) rates agricultural capability from Class 1, with no significant limitations, to Class 7, with no capacity for arable culture. It's a good first filter. I also want recent soil tests, cropping and yield history where the seller has it, drainage and stone, and what the land has been used for.

Zoning & land use bylaws

Every county has its own Land Use Bylaw and agricultural districts. Before you buy, confirm what's permitted or discretionary (a second residence, a shop business, intensive livestock), the minimum parcel size, subdivision potential, and any area structure plan or intermunicipal plan near Calgary or the towns.

Surface leases & energy development

Plenty of land around Calgary has wells, pipelines or other surface leases. I'll ask for the lease agreements, confirm the annual compensation and how it's assigned to a new owner, and check the Alberta Energy Regulator's records for active, suspended or abandoned wells. Compensation disputes go to Alberta's Land and Property Rights Tribunal.

Farm financing: AFSC, FCC & your bank

Farmland is often financed through agricultural lenders. AFSC (Agriculture Financial Services Corporation) is Alberta's provincial farm lender, and FCC (Farm Credit Canada) is the federal one. Banks and credit unions have agriculture teams too. Each values land, buildings and your operation differently, so I suggest talking to a lender before you shop seriously.

Ownership rules, GST & taxes

Alberta restricts farmland ownership by people who aren't Canadian citizens or permanent residents, with some exemptions . GST may apply to some land sales. Get your lawyer and accountant involved early. I'll make sure the offer gives them the time they need.

Selling farmland or agricultural land

Sell your land to the right buyer.

Farmland buyers range from the neighbour who's farmed beside you for decades to investors looking for commercial farmland near Calgary to families wanting an acreage. I'll help you decide who your buyer is and get the paperwork ready before we list.

  • Title, legal land descriptions and any caveats
  • Water licences, well records and water tests
  • Soil tests and cropping history (if you have them)
  • Surface lease agreements and payment history
  • Cash-rent, grazing or crop-share leases, and when they end
  • What's included: bins, fencing, corrals, equipment

Talk to your accountant about the capital gains side, including whether a qualified farm property exemption applies, before you sign a listing.

Commercial farmland

Calgary commercial farmland for sale.

For investors and operators, commercial farmland is about income and long-term land value. I look at existing leases and tenants, the access and servicing that affect future use, and how the county's plans may shape the land over time.

Questions I hear a lot

Farmland & agricultural land FAQ

What is the difference between an acreage and farmland?
An acreage is usually a country residential parcel with a home, often a few acres up to about 20, zoned for rural residential use. Farmland is larger agricultural land, often sold by the quarter section (about 160 acres), zoned agricultural and valued mostly on soil, water and use. Each county sets its own zoning in its land use bylaw, so check the parcel's designation before you buy.
Can I buy farmland near Calgary with a regular mortgage?
Sometimes, but farmland and larger agricultural parcels are often financed by agricultural lenders. AFSC (Alberta's provincial Agriculture Financial Services Corporation), FCC (Farm Credit Canada), and the agriculture teams at banks and credit unions all lend on farmland. Down payment and terms depend on the lender, the land and your operation, so talk to them early.
Do water licences transfer when farmland is sold?
Not automatically. Under Alberta's Water Act, licences are tied to the land and the purpose they were issued for. Transferring or changing one generally needs provincial approval. We'll confirm what licences exist, who holds them and what it takes to keep them before you firm up.
What is the Canada Land Inventory soil class?
The Canada Land Inventory (CLI) rates land for agricultural capability from Class 1, with no significant limitations for crops, to Class 7, with no capacity for arable culture. It's a useful starting point, but it doesn't replace soil tests, yield history and walking the land.
What should I know about surface leases?
Many farms around Calgary have oil and gas wells, pipelines or other surface leases. Ask for copies of the lease agreements, confirm the annual compensation and how it's assigned to a new owner, and check the Alberta Energy Regulator's records for active, suspended or abandoned wells. Disputes go to Alberta's Land and Property Rights Tribunal.
Can a non-Canadian buy farmland in Alberta?
Alberta restricts ownership of farmland ("controlled land") by people who aren't Canadian citizens or permanent residents, with some exemptions. The details matter, so get legal advice before writing an offer.
How do I sell farmland or agricultural land?
Pull the paperwork together early: title, water licences and well records, soil tests, surface lease agreements, any cash-rent or grazing leases, and a list of what's included (bins, fencing, equipment). Talk to your accountant about capital gains, including whether a farm property exemption applies. Then we'll market the land to the right buyers, whether that's neighbouring farmers, investors or acreage buyers.

General information only. It isn't legal, tax, lending or financial advice. Rules change, so confirm the details for your situation with your lawyer, lender or accountant.
