If you're buying: fewer active listings than last year means good homes can still move quickly — but homes are taking a couple of days longer on average, so there's a little more room to think.

If you're selling: the average sold price rose while the benchmark dipped slightly. The headline average can be pulled up by which homes sold, so I price from comparable sales, not headlines.
