Buying a home in Calgary

Find the right home, not just the next one.

Buying a house in Calgary should feel exciting, not rushed. I start with how you actually live: commute, schools, yard or no yard, condo fees you can live with. Then I help you narrow 200-plus communities down to the handful that fit.

How I help buyers

  • A clear budget first, including the stress test, CMHC insurance if you're under 20% down, and Alberta closing costs.
  • Honest opinions on every home. Sometimes that means "keep looking."
  • Offers written with the right conditions: financing, inspection, condo documents, and the Real Property Report.
  • A careful condo document review before you go firm.
  • Help with lawyers, inspectors and lenders through to possession day.

Selling a home in Calgary

Sell with a plan and an honest price.

Selling your home is personal. I'll give you a realistic price range based on recent sales and current competition in your community. Then I'll help you prepare, launch well and negotiate firmly.

How I help sellers

  • An honest pricing range, not a number designed to win your listing.
  • Help getting your Real Property Report with compliance sorted early.
  • Simple prep advice: what's worth fixing, and what isn't.
  • Professional photos and a description that sounds like your home.
  • Regular showing feedback and straight talk on every offer.

Where I help Calgary home buyers and sellers

I work across the whole city and the towns and counties around it. Here's a quick lay of the land.

NW Calgary

Tuscany, Royal Oak, Evanston and the established and newer communities toward the mountains.

NE Calgary

Saddle Ridge, Cornerstone, Martindale and the fast-growing communities near the airport.

SW Calgary

Aspen Woods, Signal Hill, West Springs and the west-side communities near the ring road.

SE Calgary

Mahogany, Auburn Bay, Seton and Lake Bonavista. Lake communities and new builds.

Inner city

Beltline, Bridgeland, Inglewood and Kensington. Condos, infills and character homes close to downtown.

Airdrie & Chestermere

Just north and east of the city. More house for the money for many buyers, with an easy commute.

Small-town feel west and south of Calgary, with the foothills on the doorstep.

Counties around Calgary

Questions I hear a lot

Residential FAQ

Which areas around Calgary do you cover?
Calgary itself, from the inner city to the newer suburbs, plus Airdrie, Chestermere, Cochrane and Okotoks. For acreages and farmland I also work in Rocky View, Foothills, Wheatland, Mountain View, Kneehill and Vulcan counties and the MD of Bighorn.
Is there a land transfer tax in Calgary?
No. Alberta doesn't have a land transfer tax. Instead you pay Land Titles registration fees for the transfer of land and for your mortgage. They're based on the property value and the mortgage amount, and they're usually far smaller than the land transfer taxes in other provinces. My Alberta closing cost calculator estimates them for you.
How much do I need for a down payment in Calgary?
It depends on the price. Under the federal rules, you need 5% of the first $500,000 and 10% of any portion above that. Homes priced at $1.5 million or more need at least 20% down. If you put down less than 20%, you'll need mortgage default insurance (CMHC or a private insurer). Have your lender confirm the current rules.
What does a Real Property Report (RPR) do?
In Alberta, the seller usually provides an RPR with municipal compliance. It shows where the house, garage, deck and fences sit relative to the property lines. Your lawyer and I check it so you don't inherit a surprise.
Should I have the condo documents reviewed?
Yes, every time. Before you go firm on a condo, the bylaws, financial statements, budget, reserve fund study and plan, board minutes and insurance should be reviewed. That's how you find special assessments, rental or pet restrictions and building issues before they become yours.
Which Calgary communities do you work in?
All four quadrants of Calgary and the inner city, plus Airdrie, Cochrane, Okotoks, Chestermere and the acreage country in Rocky View County, Foothills County and nearby. If you're not sure where to start, try my find-your-5-communities quiz.
How do I price my home to sell in Calgary?
I'll pull recent comparable sales and current competition in your community, walk through your home, and give you an honest range. It won't be a number designed to win the listing. Request a home value to get started.

General information only. It isn't legal, tax, lending or financial advice. Rules change, so confirm the details for your situation with your lawyer, lender or accountant.
